  1. What Security Measures Are in Place?

You want to know that the facility you rent a unit from is secure and safe at all time. By asking what security measures are in place, you will know how secure the facility is. For example, is the facility gated? Is an access code required for entrance? Are there security cameras? Is there an on-site manager?

  1. What Pest Control Measures Does the Facility Take?

Did you know that simply spraying the perimeter of the facility is not enough to protect against pests? You should ask the manager what steps they take to ensure that pests are not a problem in the facility. While the storage unit facility may spray for pests, an open can of food in a single unit can cause an infestation.

  1. Are There Any Specials or Promotions?

If you are trying to save money while renting a storage unit, look for a facility that offers promotional rates or specials. Not all facilities do, but you may be able to find one that offers $1 rent for the first month or maybe a monthly reduced rate if you prepay.

  1. Is a Contract Required?

Most storage facilities will require you to sign a contract and this contract protects you and the storage facility. You may want to ask if you are required to sign a yearly contract or if the contract is month to month. Many facilities offer month to month contracts. This way, you are not locked into any commitment.

  1. What Steps Are Taken if I Do Not Pay on Time?

This may seem like an odd question, but it is one of importance. If you are struggling one month to pay your bill, are there any options available to you? You also want to find out what the steps taken are when a tenant does not pay rent. For example, is your unit locked by the facility? Will your items be sold? Can you arrange a payment plan?

Some facilities do not offer 24-hour access to your storage unit and it is important that you know when you can access your belongings. You will find that most companies do offer convenient hours, but there are some that only operate Monday – Friday from 8:00 am until 5:00 pm and this may not be the best option for you.
